designed for financing for purchase of land or building or construction of
residential home for individuals having reliable and stable income sources.

Loan Limit
| NPR 0.4 Million - up to Single Obligator Limit (SOL)

Loan Tenure
| The maximum tenure of
the loan to be 30 years |
Repayment
| - Loan disbursed in lump
sum value - to be repaid through Equated Monthly Installment (EMI) basis.
- Loan disbursed phase wise
only - Interest has to be paid until the full disbursement whereas EMI shall be
generated considering the remaining tenure of the loan.

Collateral required
| The loan shall be secured against registered mortgage of the real estate
being financed or any other unrelated collateral security.

Financing
| The total financing should not exceed 100% of the total estimate cost of building (building construction purpose)

| The applicant should
provide at least the following documents before initiation of the credit
proposal.
- Completed application
form of the bank.
- Map of the applicant's
residence and the to be purchased property
- Details of the
guarantors
- Copy of citizenship of
applicant and the guarantors
- Income source documents
- Title deed of the
related properties
- Building construction
permission from competent authority along with the drawing from
engineer/architect and completion certificate in case of outright purchase of
land and building
- Payment receipt of
latest land revenue
- Four boundaries
certificate of the proposes collateral security
- Blue print of land
- Trace map of land
- Valuation/estimated cost
from valuator
- Other related document
as necessary
- Declaration from the
customer that the fund will be utilized specifically for the purpose of
acquiring and developing residential property only.
